Time to make a plan – to sell your customers’ homes twice as fast

A goal without a plan is just a wish, as the saying goes, and we believe our marketing plan is key to achieving a successful home sale for your customers – and ultimately enable them to complete their move to a new home sooner.

Step one – online marketing

When our initial adverts are published on Rightmove and Zoopla it goes to the top of the ‘recently added’ search list. If it meets a customer’s saved criteria they will receive an alert.

The market is at its strongest once the initial advert goes up and a peak an interest is seen. In fact, our experience tells us that a newly listed property will receive six times more enquiries during the first two weeks of advertising than in subsequent weeks.

Step two – engaging an agent

After two weeks a local estate agent is instructed to market the property alongside us. This gives us a ‘second bite at the cherry’ as a new property to market. Not only do we see a peak in interest from the agent’s clients, the house will go back to the ‘recently added’ lists on the property portals and alerts will once again be sent out.

This ensures we generate twice the number of alerts for a single property compared to using a high street agent alone.

Step three – a small price reduction

The vast majority of homes we market sell in the first two weeks. However if the property hasn’t sold after four weeks, we will look to make a small price reduction. Anything above 2% has the benefit of triggering alerts again for potential customers on the property portals and brings the property back into their minds. This can also generate new interest and we often see another peak in enquires.

Step four – premium listing

After five weeks we make the property a premium listing (free of charge), which gives the property addition standout on the portals, enlarging the listing and allowing for additional photos.
