Speedy valuation turnaround benefits customers and housebuilders

REGIONAL valuer for the Midlands, Cambridgeshire and the Home Counties, Mark Chasney, says Property Perspective’s fast valuation turnaround is a key element in the company’s ability to sell homes quickly.

Here Mark explains what his role involves and how it contributes to a comprehensive service for housebuilders and their customers, from his initial valuation appointment to the day of completion. 

Can you explain what your role at Property Perspective involves?

I value the homes of customers across my region who are wanting to sell up and purchase a new build property from our housebuilder clients. So when I receive an agency assist application from a housebuilder, I then get in touch with the customer and book in their valuation appointment. 

While I’m at the appointment, I measure up the home, create a floorplan and take high-quality photographs so the property is ready to market from that one appointment. 

The valuation process also includes producing an in-depth eight-page report that will include information such as the prices of similar properties sold in the area over the last year and the advice of two local estate agents designed to corroborate that the house is priced correctly.

The completed report will be returned to the housebuilder within 48 hours of the appointment taking place.

Turning a valuation around quickly means that we can get the property on the market sooner; and, once a house is on the market, we sell it on average in 33 days (from the first day of marketing to accepting the offer).  That’s significantly quicker than the national average of 129 days*.

How has the past year been working through a pandemic? 

It’s been a challenging time for all involved but, used to working remotely, we’ve been uniquely placed to complete our valuations and file our reports. We always ensure our clients are fully briefed on the procedures and the precautions we need to take on during our valuation visit. So from that respect, valuations have been relatively unaffected.

What do you enjoy most about your job?

The interaction with both my housebuilder clients and the homeowners and building on these relationships. It’s great to keep in touch with local estate agents too, this is familiar ground as I spent 20 years in estate agency before joining Property Perspective. 

It’s also incredibly satisfying seeing a sale complete knowing that the valuation and materials I worked on (the photographs, etc) contributed towards that. 

Do you have any tips for homeowners looking at moving home in the coming months? 

The market remains robust so for anyone that wants to take advantage of this, I would encourage them to make sure that their homes are presented really well.  All rooms need to be clean, tidy and clutter free, and gardens need to be well maintained. The photographs are so important as they are essentially the first thing that potential buyers will look at before physically visiting the house and if they don’t impress, then there won’t be any buyers coming through the front door.

And why would you encourage them to use Property Perspective to sell their current home?
