AFTER working in estate agency in excess of 20 years, Mark Chasney joined The Property Perspective after hearing of their unique part exchange and assisted move proposition.
During his estate agency career Mark represented both corporate and independent companies, valuing residential property and working alongside national house builders and individual developers across the Midlands and South East.
Mark saw the opportunity to use his existing knowledge and expertise within the industry and adapt these skills into something slightly different with The Property Perspective, who he joined in 2018.
“I started out as a part-time sales advisor working weekends in a local estate agency in Oxford in the mid-90s. I enjoyed the combination of being on the road and in the office. I followed the fast-paced estate agency career progression and went from negotiator to valuer to branch manager within 18 months of joining the industry. I gained a vast amount of knowledge of the industry sector and wanted to find a position that would allow me to maximise this, but also allow me to branch out away from the traditional estate agency role,” Mark explained.
One of the main things Mark enjoys about his role is the day to day contact he has with both the developer clients and also their customers.
So what does his role involve?
“I am purely valuing now, so my time is taken up with studying different areas for price alterations, looking at different pockets of areas and understanding price differentials; then talking with agents regarding those areas and discussing prices and market conditions for a particular property. So I still have contact with estate agency, just slightly on the other side of the fence. I cover a large area and talk with a lot of agents in the wider Midlands area, including Cambridgeshire and part of the Home Counties. I enjoy the interaction as it’s familiar territory for me.”
One of the biggest challenges Mark faces is how the value of a property can differ significantly from where he is from one day to another due to the geography of his patch.
“The key thing to do here is to have consistent dialogue with agents regarding trends and market conditions in that particular area. They’ve got to know me, the information I need and what we can do for them as a part exchange company. We talk the same language, the conversation is productive and pays attention to detail. We’ve built good relations with a number of agents within my area”
One of the biggest changes in the industry Mark has seen over recent years is just how fast things can move.
“The speed of the industry is one thing that’s dramatically changed. We’ve all had to learn to adapt what we do to reflect the changes. People’s access to information is far greater today – clients will have an idea of the value of their property at the click of a button, so when I value clients’ homes I have to demonstrate professionalism, promote the developer’s scheme, answer any questions about it, and be discreet with any information gathered. We want what’s best for them and our developer clients.”
So what does the future hold for Mark and Property Perspective?
“Our aim is to grow the business and reach out to developers across the Midlands and further south. We have a dedicated office open in Northampton and have taken on new clients such as the Midlands division of Redrow Homes and Barratt Homes’ Northampton and Cambridge operations. The ethos of both the business and colleagues at Property Perspective is really positive and even though I tend to work self-sufficiently, we have contact on a daily basis and I always know that the team will be there to assist me should I need them.”
